Colombo teams with Russian developer on Brickell Flatiron condo

Veteran Miami developer Ugo Colombo is finalizing negotiations to jointly develop a high-end condominium, the Brickell Flatiron, with Russian developer Vladislav Doronin of Capital Group.
A new rendering of the Brickell Flatiron project shows a flowing, curvy structure soaring 65 stories on a triangular lot at South Miami Avenue and Brickell Plaza.
Plans for the fledgling partnership include developing a second tower on a lot Doronin controls at Brickell Plaza and Eighth Street, according to Colombo, of CMC Group Inc.
“The idea is to join forces and jointly develop the Flatiron and a second building, which has to be designed in the future,” Colombo said.
Doronin, a billionaire developer sometimes called Russia’s Donald Trump, has drawn paparazzi attention for, among other things, keeping company with supermodel Naomi Campbell; media reports said their relationship ended last year.
Colombo plans to launch sales of units at the Brickell Flatiron, 1001 S. Miami Ave., on Tuesday. The Flatiron name — most famously associated with the iconic Flatiron building at Fifth Avenue and Broadway in Manhattan — comes from the triangular shape’s resemblance to the old-fashioned clothing flatirons that were heated on stoves.
The project — which comes as the Brickell neighborhood is in the midst of a condo building boom — is planned to include 552 units and 40,000 square feet of retail development, including restaurant, lounge and shop space.
The 750-foot skyscraper is designed with floor-to-ceiling glass exteriors throughout the units, which will feature 11-foot-deep, elliptical balconies.
“Working with a triangle is not easy,” said Luis Revuelta, the architect who has designed projects for Colombo for more than two decades. “It required studying a lot of options in order to get the highest efficiency for the parking and to see how it all interacted with the core.”
Colombo said the project — his first major undertaking since the recession — “has great access to the street.” He recently returned from his native Italy, where he was shopping for materials for the project, including “good quality” marble and kitchen and bath materials, he said.
“I’m very hands-on. I like to get involved in the details,” said Colombo, whose earlier projects in Miami include Epic and Santa Maria.
The building will have a rooftop swimming pool, a gym and spa, plus an outdoor lap pool on the 18th floor.
Units will have an average size of 1,250 square feet. Plans for penthouse units are yet to be announced.
Prices, Colombo said, will be “in line with other upper-end projects in the area.”
The developer plans to use the Latin American financing model that has been used in the current round of condo projects, relying on large deposits from unit buyers to fund much of the construction.
CMC will require a 20 percent deposit from buyers upon signing a contract, 10 percent at groundbreaking, 10 percent when construction reaches the 18th floor pool level and 10 percent at top-off.
The developer is building a sales office on the site and plans to handle sales in-house. Colombo said he expects to break ground “by year-end, maybe before.”

Real Estate Market Trends: Luxury Housing is on the Rise

Miami and San Francisco are seeing an increase in luxury housing purchases as one of the world's current real estate market trends.

Luxury properties are once again one of the hottest real estate market trends, as London, New York and Los Angeles report a burgeoning luxury housing market.
Christies International Real Estate released its second annual Luxury Residential Property Market report, looking at the market in 10 of the world’s major markets – Cote d’Azur, Hong Kong, London, Los Angeles, Miami, New York, Paris, San Francisco, Sydney and Toronto. Those markets were compared against each other in terms of sales price, prices per square foot, percentage of non-local and international buyers, and the number of luxury listings per population.
London was rated No. 1 based on its top sale of a property for $101.5 million, and it also had the top per square foot sales average of $4,683. New York and Los Angeles were second and third, respectively, with a significant growth in luxury sales volume.
“With more millionaires and billionaires in the world than ever before, pent-up demand and increasing consumer confidence, luxury real estate sales surged in 2013 around the world,’’ said Christies International Real estate CEO Bonnie Stone Sellers. “Strong momentum in the global international luxury housing market was led by cities such as San Francisco, New York and London, which saw year-over-year increases of 62 percent, 22 percent and 20 percent respectively, in the total number of $1 million property sales.”

According to Spectrem’s Millionaire Corner Affluent Market Insights report for 2014, the number of Millionaire households in the U.S. has reached a record of over 9 million. There are 132,000 households with a net worth over $25 million.
The Christie report said Hong Kong was the fourth-most active market despite new government regulations curtailing large property sales.
Other major markets outside of the top 10 that Christie studied the real estate market trends for luxury properties included Rio de Janeiro and Singapore as well as low-population markets with significant luxury properties such as La Jolla, Calif.; Monte Carlo, Monaco and Sarasota, Fla.

Good news for Miami

In an interview with Miami Today News  developer Tibor Hollo announced that 1101 Brickell, an 80 story residential tower east of Brickell Avenue, would resume planning and begin construction before the end of the year. Originally planned a few years ago, the building was thought to have died in the recession. Previously approved by the city of Miami, at 80 stories and 849 feet tall, it will be Florida's tallest building until Hollo's next project, One Bayfront Plaza, opens in 2018.
Hollo currently owns the entire 1101 Brickell Avenue block. Two mid-rise office towers line the Brickell Avenue frontage, with a parking garage on the Brickell Bay Drive side. That garage is the site of the future tower.

Challenging, but not quite beating Brickell CityCentre's planned supertall tower for supremacy, mega-mall developer Jeff Berkowitz has submitted plans to the City of Miami for an observation tower called "Skyrise Miami"  that would be located on an existing pier behind the Hard Rock Cafe at Bayside Marketplace and would rise to 1,000 feet above sea level. (the FAA has already approved)
The swooping Arquitectonica-designed tower resembles a giant crowbar or the 'R' in 'Rise' and will include three observation decks with what seem to be uninterrupted views of Downtown, Brickell, and Miami Beach. The exposed structure gives the tower a rather industrial aesthetic which might read quite nicely against the Port of Miami backdrop. More imporantly, the entire development would provide a terminus for the Bayfront Park boardwalk and encourage people to activate the entirety of the waterfront. Additional amenities include a restaurant, nightclub, private lounge, ballroom, movie theatre, and some vagueamenities/amusement rides only known as "Skyplunge" and "Skyrise Drop." Whatever your opinion, it's hard to argue with the fact that Miami has been longing for a new landmark building. Could this be it?
